Tools I Use to Evaluate & Build

These are the tools, gear, and resources I actually use when I’m evaluating land or working on projects.

INTRO

Over time, I’ve learned you don’t need a bunch of fancy tools.

You just need the right ones.

This page is a simple list of tools and gear I’ve used, tested, or would recommend looking into if you’re working through land or building something yourself.

Nothing here is required—but the right tools can make things a whole lot easier.

LAND EVALUATION TOOLS

County GIS Maps

These are usually the first place I go to check zoning, property lines, and basic details about a piece of land.

FEMA Flood Maps

This helps you quickly see if a property sits in a flood zone before you go any further.

Google Earth

Good for getting a feel for the land, elevation, and surrounding area.

Land Buying Blueprint

The Tiny American Dream Land Buying Blueprint is a simple workbook guide that shows you how to evaluate zoning, septic, utilities, and real infrastructure costs before you buy land.

Land Deal Analyzer

Run your land deal through this simple analyzer before you buy. It helps you spot red flags, estimate hidden costs, and know exactly what to check next so you can make a smarter, safer decision.

BASIC ON-SITE TOOLS

Tape Measure

Simple, but you’ll use it constantly when checking layout and distances.

String Line

Helps you square things up and get a clean layout when building.

Level

Important for making sure your foundation and layout are correct.

POWER & BUILD GEAR

Battery

This is the foundation of any off-grid setup. You don’t need the biggest one—just something reliable that you can build around.

Inverter

This lets you actually use your stored power to run normal household items.

Solar Panels

Start small and expand over time. You don’t need a full system right away.

IF I WAS STARTING FROM SCRATCH

If I had to start over, I wouldn’t try to figure everything out at once.

I’d focus on a few basics:

  • A simple power setup
  • A plan for water
  • A handful of reliable tools

You don’t need everything on day one.

You just need a starting point.

Still Figuring Things Out?

Power is only one part of the equation.

Before you fall in love with a piece of land, make sure the whole picture works.
