Can You Legally Live in an RV on Your Own Land? (The Truth Most People Miss)

I’ve had more people ask me this question than just about anything else:

“PawPaw… if I buy my own land, can I just park an RV on it and live there?”

And I get it. On the surface, it sounds simple. You own the land. You’re not bothering anybody. You’re just trying to live a little simpler and keep your costs down.

But here’s the truth…

This is one of those situations where what feels right and what’s actually allowed can be two very different things.

The Big Idea or Problem:


The biggest mistake folks make is assuming:

👉 “If I own the land, I can do whatever I want on it.”

That’s not how it works.

Even if there’s no HOA… even if the listing says “unrestricted”… even if it’s out in the country…

There are still rules.

Most counties and municipalities have regulations about:

  • What qualifies as a permanent residence
  • Minimum dwelling sizes
  • Approved housing types
  • How long you can live in an RV
  • Whether an RV is considered temporary or permanent housing

And in a lot of places, an RV is classified as temporary housing only.

That means you might be allowed to:

  • Stay in it short-term
  • Use it while building a house
  • Camp on weekends

…but not live in it full-time long-term.


What I’ve Seen or Learned:


I’ve seen folks buy land thinking they had it all figured out…

Only to find out later:

  • The county won’t issue a permanent address for an RV
  • They can’t get power hooked up without a “legal dwelling”
  • Septic permits require a permitted home plan
  • Neighbors or code enforcement start asking questions

And now they’re stuck.

Sometimes they try to fly under the radar… and sometimes that works—for a while.

But all it takes is:

  • One complaint
  • One inspection
  • One permit request

…and suddenly they’re being told they can’t stay there.

That’s a tough spot to be in when you’ve already spent your money.


Why This Matters (Especially for Tiny Home Life):

For folks trying to build a tiny home, shed home, or just live debt-free…

This matters more than anything.

Because the RV is often part of the plan:

  • “I’ll live in it while I build”
  • “I’ll keep it as a long-term simple setup”
  • “I’ll use it to avoid rent while I get established”

And those can all be great strategies…

If the land supports it legally.

If not, you’re building your entire plan on shaky ground.

And I’ve seen too many people lose time, money, and momentum because they didn’t verify this one piece up front.


Is This for You?


Before you assume you can live in an RV on your land, ask yourself:

  • Have I confirmed RV living rules with the county—not just the seller?
  • Do they allow full-time RV living, or only temporary use?
  • Is there a time limit (30 days, 90 days, 6 months)?
  • Will they issue an address for an RV setup?
  • Can I legally install septic and utilities for an RV?
  • Is this area known to enforce codes—or look the other way?

If you don’t have clear answers to those questions…

You’re guessing.

And guessing is where people get burned.


What to Do Next:


Here’s the simple next step:

👉 Call the county.

And when you do, don’t ask:
“Can I live in an RV?”

Instead, ask something like:
“I’m looking at using a recreational vehicle as a full-time residence on a property. What are your rules regarding that?”

Get specific. Write down:

  • Who you spoke to
  • What they said
  • Any code references they give
